On the Portal: May 2026 investment opportunities

Welcome to another edition of On the Portal, SCP’s snapshot of current rates and some of the investment opportunities currently available on the Investor Portal.

This month, investors can see a range of residential opportunities on the Portal, some with increased rates, including completed homes, residential land, and a few Future Build opportunities.

A Future Build loan generally relates to a site that has been secured ahead of construction. In some cases, the borrower may be purchasing or holding the property now, with a view to seeking further funding from SCP when they are ready to move into the construction stage.

As always, the details of each investment matter. Each listing on the Investor Portal includes information such as the property type, location, loan term, interest rate, LVR, and other details that help investors understand what sits behind the opportunity. Here is a snapshot of some of the opportunities currently available on the Portal:

  • Residential property in Orewa, Auckland: two brand-new five-bedroom home located a short distance from Orewa Beach. The borrowers are existing SCP clients with good account conduct. The particulars of this loan include a 12-month term, 5.75% p.a* interest rate, and an LVR of 70%.

  • Residential property in Rosehill, Auckland: a brand new six-bedroom home completed to high specifications. The borrowers are existing SCP clients with good account conduct. The particulars of this loan include a 12-month term, 5.75% p.a* interest rate, and an LVR of 65%.

  • Residential plus land in Papakura, Auckland: three pieces of residential land within a new quality Karaka subdivision, plus a brand new townhouse. The particulars of this loan include a 24-month term, 5.85% p.a* interest rate, and an LVR of 60%.

  • Residential property in Otahuhu, Auckland: a 1960s four-bedroom home on a large site zoned Mixed Housing Suburban. The particulars of this loan include a 12-month term, 5.75% p.a* interest rate, and an LVR of 65%.
